  1. Increase the chance of selling your exclusive listings DIRECT TO BUYERS without the need to pay a Co-broke.  
  2. Decide if you wish to create additional opportunities when a Co-broke is not required.  A few examples to consider:
  • Attract more listings by offering a variable commission to sellers:  4% if a Co-broke is not required or 6% if it is.
  • Earn more by keeping both sides of the commission.  Attracting a qualified buyer is only half of the process.  Keeping the deal together, solving problems, and working with the buyer until closing is also a lot of work that should not be done for free:  6% to the Listing Agent for a direct Buyer sale if a Co-broke is not required.
  • Earn more while also incentivizing Buyers to work directly with you: 5% to the Listing Agent and 1% as a credit to the Buyer at closing if a Co-broke is not required.
